Answers to your common questions

Am I required to have renter’s insurance?
Yes. It is your responsibility to have coverage on your belongings.  The owner’s insurance will only cover the actual house.  Should something happen to the house, damaging your belongings, there would be no coverage for any of your belongings without renter’s insurance.

Can the rent be drafted from my bank account?

Yes. We can electronically draft the rent from your bank account on the 5th of each month for a processing fee of $3.00.  Sign up today, click here to get started. 

Do you accept Pets?
Our properties are mainly pet friendly.  Do to insurance restrictions, we can not accept certain breeds of dog.  Please make sure to ask about your breed before submitting an application.  There may be a non- refundable pet fee charged in addition to the monthly fee of $25.00 per pet which varies with each owner.

Do you accept section 8?
It is up to each owner whether they will accept the section 8 voucher program. Section 8 is accepted at most of our properties as long as the voucher is for the proper amount of bedrooms and quoted rental rate.

Does the landlord have to fix anything that breaks?
Leasing a house requires more care and maintenance from the tenant than an apartment would.  You are responsible for day-to-day maintenance of interior and exterior.  For example: weeding flower beds, cleaning gutters, keeping sink drains clear, etc.  The owner is responsible for maintenance and safety of the structure of the house.  Appliance repair is up to each Owner whether they want to repair, replace or dispose of the appliance.

Should I need to break my lease what do I do?

Contact the office immediately should you need to break your lease.  You would be responsible to pay for rent and utilities until we find another suitable tenant.  In addition to the rent and utilities there would be a 1-month lease break fee which covers the cost of leasing the property.  Click here for the Lease Break Form.

When I move out, what do I need to do to receive my full security deposit back?
We advise that you remove all personal belongings and clean the house thoroughly including floors, walls, trim, windows, bathrooms, counters, cabinets and appliances. All carpets should be professionally shampooed. Gutters should be cleaned out. The roof should be free of leaves and debris. If you are responsible for lawn maintenance, then the grass and hedges need to be trimmed to a reasonable height and all planting beds should be free of weeds.

When is rent due and when is it late?
Rent is due on the 1st of the month.  There is a grace period through the 5th of the month.
